Building Shell Our exterior walls are concrete block and steel reinforced tie beam. We do not use "bond beams" or "U-Block" or have any wood framed exterior walls. Our photos clearly show our gable end walls are built in the same fashion, even though current building code in the S.W. Florida area does not require block and beam at gable end details. Concrete block walls have been used for centuries, are the best for this specific climate zone, and when constructed properly, are not an issue. Our exterior wall assembly is designed to "work as a system" being properly sealed against moisture intrusion on the exterior side, and properly insulated for thermal integrity on the interior side. It will not matter how energy efficient a home is, if you can't keep the roof on. Florida's building codes have changed dramatically in the last decade, and structural integrity is our #1 priority, followed closely by energy efficiency, architectural design and finishes. Our roof assembly and exterior walls are designed and engineered to exceed the states toughest structural standards. And the roof assembly's sealed attic design works with the wall assembly creating a completely sealed building envelope. The roof sheathing is 5/8 plywood (no particle board or 1/2' material ever used by us, minimum code requirements) and our PGT® brand windows and commercial grade structural aluminum 3- point locking french doors are state of the art for this climate zone, designed and manufactured specifically for Florida homes. We provide hurricane panels for all openings, or there is an impact resistant glass upgrade available, for state of the art structural integrity. The garage doors are ordered with insulated panels. The non-bearing interior walls are constructed of non-combustible, termite proof, galvanized, consistently straight, recyclable 25 gauge steel studs. Wood performs well in dryer and northern climates. I won't go into detail. (see 2000 year old note above regarding material selection) The insulation and air condition system design work harmoniously, with occupant controlled fresh air intake, supply and return air ducts in all the major areas, (no holes cut through the walls above the bedroom doors) ducts all joint sealed and tested for leakage, (test results provided to owner) creating a quiet, comfortable, extremely healthy and energy efficient interior environment.
